Over the years we have worked with many house builders and developers who have used architectural visualisation to make selling their properties and developments easier, quicker and at a greater profit.

How does Architectural Visualisation help?

Selling a property from plan can be great for developers and house builders. Especially in a difficult economny securing a sale before a property is complete can be of huge benefit. However equally buyers are very discerning in this market and will commonly be reluctant to commit to a sale based on looking at plans and drawings which they don’t fully understand.

Photo-realistic visualisation can change all this, as potential buyers are able to ‘see’ the finished building accurately and in detail long before construction is actually complete on site. With modern rendering technology the visuals produced can be extremely realistic, and views can be taken of both the inside and outside of the development.

What are the main things to consider with Architectural Visualisation?

If you are a house builder or property developer and you are considering commissioning computer generated visuals to assist in forward selling your properties there are a few points to check when you speak with your visualiser.

-Is it possible to see examples of previous visualisation work?
(These days it is important that the images are as realistic as possible. Poor quality images should not be an option)

-Will the finished visualisations be ‘verfied views’?
(This can also be helpful when making applications for Planning Permission)

-What resolution will the images be supplied in?
(Low resultion is ok for online marketing and promotion, but you will need high resolution if you want to print the images or use them on site billboards)

What about Architectural Visualisation Cost?
The days when photo-realistic architectural visualisation demanded ‘special-effects’ studio costs are gone. These days it should be possible, depending on the size and complexity of the development, to get a very high quality professionally produced visualisation for a few hundred GBP. These costs normally easily pay for themselves, often many times over, when the images help to secure an earlier sale of the property.

Interior or Exterior Visuals?
In our experience the vast majority of the time potential buyers want to see exactly what the house or development will look like from the outside. Architectural Visualisation is fantastic for this, and for extra impact you may even consider dusk or night time renders as well as a day time shot. In addition if there are unique or unusual internal features then it may be worth investing in an interior visualisation to show potential buyers in photographic detail, what they would be getting.
